The two sales launched at condos, this weekend, performed pretty much as expected, particularly in light of the weak market in Sturdee Road SL Capital Condo.
Around 120 out of a total 200 units – all located at the sprawling Principal Garden site on Prince Charles Crescent – were sold, at a median price of just over $1,600 per sq ft.
The results were similar at the 288 unit Thomson Impressions site, located just off Sin Ming Avenue in Lurong Puntong. Here, 87 out of a total 150 units were sold, for a median price of $1,393 per sq ft.
Sturdee Road Condo Small Units
According to a spokesperson for property firm, Rodyk and Davidson, “Both of these Sturdee Road Sustained Land Condo locations are very attractive and offer price points over $1,000 per sq ft. Considering this, these initial reports are predictable yes, but also optimistic.”
The developers involved with both the Principal Garden and the Sin Mang Avenue sites seem to have focused on smaller units, in a bid for a more appealing portfolio which can bring in a greater number of buyers.
Over 70% of the lots on sale at Principal Garden are one and two bed properties, ranging from 484-807 sq ft.
Sturdee Road SL Capital Condo in Yishun
The venture is part of a joint project helmed by UOL Group and Kheng Leong.
For both sales, Singapore residents made up around 85% of the buyers. The two bed properties drew in the most focus from potential buyers for Sturdee Road Condo Boon Keng.
Around 60% of the properties at Thomson Impressions are one and two bed sites.
The flats are around 463 sq ft for a one bed, 732-764 sq ft for a two bed, and as big as 2,120 sq ft for a four bed penthouse (including a study).
The venture is also selling a total of five strata landed properties in Sturdee Road Condo Farrer Road.
Bendemeer Road Condo SL Capital
Overarching prices for the flats start at $670,000 and a cool $2.75 million for the penthouses and the other large properties.
